Superintendent Assignment — Steve

08.18.26 · do this BEFORE coordinators · R47 caps + R184 weighted load · 81 live records

Read first — three supers are over the construction cap, not one

⛔ I told you Adam was the problem. Three are. R47 caps active construction at 3, and at 2 for Adam (warranty and close-out are uncapped for him).
Adam Schwartz — 4 in construction, cap 2. Two must move.
Anthony Dieringer — 4 in construction, cap 3. One must move.
Rich Fernandez — 4 in construction, cap 3. One must move.
Nathan and Brendon are at cap with 3 each. Capacity to absorb sits with Steve Sutton (1) and Sean McCready (0).
⚠ 18 records carry no superintendent — 4 Intake, 6 Precon, 1 Bidding, 1 Parked, 2 Close-out, 4 Warranty. The 22 prospects correctly have none: a superintendent is assigned at the handoff, not before.
The two oldest files in Precon are the two nobody owns — Tolles at 440 days and Cannon at 200.
Why supers first: the coordinator is assigned per job under R183, and the weighted load depends on superintendent dependency — one of Alejandra's five factors. Coordinators cannot be split sensibly until the super column is settled.

1b · Geography

⚠ The geo file was last geocoded 07.31.26 and has not been maintained since. 53 of 81 records carry coordinates; every job added after that date has none — including all four Intake files, Tolles, Waltz, Lamb and Bala. The geocoder is not reachable from this session, so nothing was estimated. Records without coordinates are listed below and show no distance rather than a guess.
How to read the map: each marker is a live job, lettered by superintendent. Tight cluster = short drives. Wide spread = windshield time. Distances in the tables are straight-line to that superintendent's nearest existing job — the honest question is not “how far from his centre” but “is he already next door”.
Click any marker — or the locate button on a row — to see which job it is.

2 · The construction overflow — which jobs move

Change the superintendent on the rows you want to move. The panel above recomputes as you go. Weighted load counts stage, so a warranty job is not a construction job.

2b · Worksite supervisors — 4 on staff, target 10

⛔ 19 jobs are in active construction and only 3 carry a worksite supervisor. The board knows Daniel Sprague (2) and David Teran (1). Alex Lyle and Armando Lucero are on staff and appear on no job at all — so either they are covering work nobody recorded, or those jobs are running without a named supervisor. Both are worth fixing today.
All four are selectable on every row, not just construction — a worksite supervisor can be named at any stage (Steve, 08.18.26). Target is 10; hiring the other six runs in its own chat.
